The Fund presents an opportunity for institutional investors to acquire core healthcare assets with a stream of stable, long-term cash flows at a significant yield premium over both the cost of borrowing and other similar traded assets. The Funds target markets include Germany, Benelux, Austria and Switzerland. The primary target sub-sector is senior housing / aged care including related senior living mixed use. Emerge Capital’s buy-side private equity transaction origination services are designed to support investors looking to acquire private equity structured returns through off market acquisitions. Our deal-sourcing team works to build relationships with our existing clients and the broader market to identify investment themes, unaligned valuation opportunities and subsequently source off-market transactions. We advise investors on all aspects of private equity – opportunity identification, transaction structuring, valuation analysis, positioning and negotiation, coordinating due diligence, term sheet negotiation and deal closure. A thorough understanding of investment criteria and deep sector relationships gives Emerge Capital the ability to source opportunities that may otherwise not be brought to market.

Emerge Capital's principal investment business, with its specialised focus, is a key aspect of our private equity strategy. Through our transaction origination activities and our relationship with our clients seeking wholesale capital opportunities, we are able to allocate principal balance sheet to select opportunities as equity, debt or hybrid instruments. + Fund Structuring and Securitisation
Emerge Capital undertakes fund structuring and asset securitisation for investors, real estate owners and developers. Working collaboratively with our clients to identify assets for securitisation, Emerge Capital performs high level financial market analysis to identify the right investor messaging and asset mix. Emerge Capital prepares the necessary investment collaterals, works closely with expert legal counsels and advises on the structuring of tax efficient investment vehicles as well as fund custodians. This enables our clients to generate liquidity for their assets, in line with their cash flow requirements and return expectations.
Emerge Capital recently provided an independent financial review to an ASX50 listed infrastructure fund manager on divestment and realisation strategy for a complex infrastructure fund whose investments included minority interests in airports and stadiums across Australia.
In conjunction with our advisory business, Emerge Capital advises on privatisation opportunities within the real estate and infrastructure sectors at all levels of government. This may include government led sale and leaseback transactions for major real estate assets and portfolios, through to complex major infrastructure privatisation. We actively work with governments and investors to provide alternative private capital sources for delivery of new assets and/or recycling of capital from existing assets and infrastructure.
